Terms and conditions

1. Who we are

Casa Leah Puerto Escondido (the "Hotel") is operated by The Mint Group S. de R.L. de C.V. (RFC MGR080225NZ4), trading as Butik Stays.

2. Reservations

• Direct reservations are made at casaleah.co/book or on WhatsApp at +1 786 917 6777.
• A valid email address and phone number are required.
• The person booking and the main guest must be 18 or older.
• All reservations are subject to availability.

3. Rates and payment

• Rates are in Mexican pesos (MXN) and may be shown in US dollars (USD) for reference only.
• Payment on the booking engine is by card (Visa, Mastercard or American Express) through a secure payment processor.
• Extras such as transfers, breakfast, early check-in, late check-out or a pet are added after booking, in the guest app (Whistle). The website does not charge for extras.

4. Cancellation

The policy depends on the rate you choose and is shown before you pay:

• Flexible rate with breakfast: free cancellation up to 48 hours before arrival. After that, or in the event of a no-show, the full stay is charged.
• Weekly rate (7 nights or more): free cancellation up to 10 days before arrival.
• Non-refundable rates, including the room-only rate: paid in full at booking, and not refundable, changeable or transferable.
• Christmas, New Year and Easter week may carry different conditions; if so, they are shown when you book.
• The policy in force at the time of booking applies.

5. Check-in and check-out

• Check-in from 3:00 pm, with official photo ID.
• Check-out by 12:00 pm.
• Early check-in: 1,000 MXN, subject to availability.
• Late check-out until 2:00 pm: 500 MXN. After 2:00 pm, a further night is charged.

6. Pets

• Small pets are welcome: one per suite, up to 10 kg, at 400 MXN per night.
• Please tell us when you book and bring a vaccination record.
• Pets are not allowed on beds, sofas or in the pools, and are never left alone in the suite.

7. House rules

• Quiet hours from 11:00 pm to 8:00 am.
• Parties and events only with prior approval and a quote.
• No smoking or vaping in suites, on balconies or on terraces; only in the outdoor areas by the pool and the bar. Smoking elsewhere carries a 250 USD fine.
• Pools are open from 9:00 am to 11:00 pm, without a lifeguard and without glass. Children must always be with an adult in shared areas and at the pool.

8. Damage

The registered guest is responsible for any damage caused to the Hotel's property or to other guests during the stay.

9. Groups and the whole house

The whole house (15 suites, up to 36 guests) and group bookings are quoted separately, with their own terms. Write to [email protected]. We do not host weddings.

10. Liability

• The Hotel is not responsible for personal belongings that are lost, stolen or damaged.
• There is no on-site parking; cars are parked on the street, and the Hotel is not responsible for vehicles or their contents.
• Activities away from the property (surfing, tours, excursions, massages) are provided by independent third parties and undertaken at each guest's own risk.

11. Intellectual property

All content on this site (text, photographs, logos and design) belongs to Casa Leah Puerto Escondido / The Mint Group S. de R.L. de C.V. and may not be reproduced without written permission.

12. Governing law

These terms are governed by the laws of Mexico. Any dispute will be settled before the competent courts of the State of Oaxaca.

13. Changes

The Hotel may update these terms. The version published at the time of your reservation applies.
